Lead Financial Excellence: Join Our Team as Timeshare Controller!

Job Summary:
The Timeshare Controller is responsible for overseeing all financial operations related to the timeshare properties within the company, including budgeting, forecasting, accounting, and financial reporting. This role ensures the accuracy and integrity of financial information while maintaining compliance with regulatory standards and company policies. The Timeshare Controller will work closely with both the finance team and operational departments to provide financial analysis, support decision-making, and drive the financial performance of timeshare assets.

Key Responsibilities:

  1. Financial Reporting & Analysis:
    • Oversee the preparation of monthly, quarterly, and annual financial statements related to timeshare operations.
    • Analyze financial results and present insights to senior management, including variance analysis, cash flow forecasting, and profit-and-loss trends.
    • Prepare and review detailed financial reports, including income statements, balance sheets, and cash flow statements, to ensure accuracy and compliance with GAAP or IFRS, as applicable.
  2. Budgeting & Forecasting:
    • Lead the annual budgeting process for the timeshare division, including setting financial goals and working with department heads to align budget expectations.
    • Develop financial models to support long-term strategic planning for timeshare properties.
    • Monitor budget performance, ensuring actuals are in line with forecasts and recommending corrective actions as needed.
  3. Accounting & Compliance:
    • Ensure the accurate and timely completion of accounting processes, including monthly closings, reconciliations, journal entries, review of payrolls, calculation of commissions, intercompany balancing, and accounts payable/receivable.
    • Maintain compliance with all applicable financial regulations, including tax filings, audits, and reporting requirements related to timeshare operations.
    • Collaborate with external auditors to coordinate year-end audits and ensure all required financial documentation is available and accurate.
  4. Internal Controls & Process Improvement:
    • Establish and maintain internal controls to ensure the safeguarding of company assets and the reliability of financial reporting. This will include documentation and maintenance of relevant procedures for timeshare accounting and operations.
    • Identify opportunities for process improvements and implement best practices for accounting and fiscal management within the timeshare division. This will include participating in operational performance audits on a regular basis.
    • Oversee system enhancements or implementations to improve financial data accuracy and streamline operations.
    • Provide ongoing accounting and administrative support for timeshare related systems.
  5. Collaboration & Leadership:
    • Collaborate with other departments, such as sales, marketing, and operations, to support financial planning, business development, and operational efficiency.
    • Lead and mentor the accounting team, providing guidance, training, and performance feedback.
    • Serve as a financial advisor to the timeshare management team, offering guidance on financial matters and investment opportunities.
  6. Cash Flow & Asset Management:
    • Monitor and manage cash flow related to timeshare operations, including assessment of capital expenditures, debt servicing, and operating expenses.
    • Assist in the management of timeshare inventory, timeshare contracts, loan servicing, and balancing of notes receivable to ensure accurate accounting and valuation of timeshare assets.
    • Analyze financial implications of new development projects, renovations, and potential acquisitions of timeshare properties.
  7. Special Projects:
    • Lead or assist in special financial projects related to mergers and acquisitions, system integrations, and other strategic initiatives within the timeshare division.
    • Provide financial input and modeling for timeshare sales programs, incentive structures, and marketing campaigns.

Qualifications:

  • Bachelor’s degree in accounting (CPA or MBA preferred).
  • Minimum of 5-7 years of experience in accounting management, preferably within the timeshare, hospitality, real estate, or real estate industries.
  • Strong knowledge of GAAP or IFRS accounting principles.
  • Proficiency in financial software systems (e.g., Sage, SAP, Oracle, QuickBooks) and advanced Microsoft Excel skills.
  • Excellent analytical skills and attention to detail.
  • Ability to lead, mentor, and develop a finance team.
  • Effective communication skills, both written and verbal, with the ability to present complex financial data to senior management.
  • Ability to work in a challenging environment and manage multiple priorities.
  • Knowledge of timeshare regulations, hospitality industry and real estate law practices is a plus.

Compensation: $110K-$120K
